In keeping with our promise to provide you with written updates on where we are with ongoing building projects and concerns, we provide the following:

1. As we have previously indicated in our last update additional testing was performed in the common areas for metal, lead, dioxins, PCB's, voc's, chromium, fiberglass and asbestos. We have been as frustrated as you that the results have taken so long to receive. However, we are extremely pleased to report that no lead, asbestos or fiberglass was found in the air samples! The remaining test results, minus results for dioxin, are now in and a summary from ATC of all findings of testing done to date is attached. Dioxin results are held up due to the heavy testing by regulatory agencies for dioxins that are currently being done which are taking priority over other laboratory samples. However, all test results for other materials noted above are well below acceptable industry standards.

2. In addition, we continued to take random test samplings of apartments (149 to date) for asbestos in addition to 9 apartments, who requested testing, for metals. So far, of the 209 samples collected (149 apartments — with the balance being in common areas) test results indicate a single asbestos structure was detectable in only two samples. The remaining 207 samples reflected no asbestos fibers. Air testing will continue for those apartments who request it and we will continue to provide the results as timely as possible.

3. RMC staff is continuing to install the new incremental filters previously described in our other updates and, as we schedule installation, we continue to remove all apartment HVAC units and, using wet methods, clean behind the sleeves and backside of the units. We have installed 100% of the custom filters that we have received from the supplier and hope the balance will be received and installed within the next 2 weeks. If you have any particular concerns, and want your filters changed prior to your floor being scheduled for installations, please feel free to contact our concierge desk and have a service request put through for this.

4. As previously announced in our last update, our environmental consultants identified a qualified indoor air quality and mechanical hygiene contractor to perform the cleaning of the air ducts and vent lines in the building. On Thursday, December 6th, the contractor began this work. On Monday, December 10th, while supervising the contractors, our ATC consultant noticed that some of the plastic covers that were taped over the hallway grilles had come loose and needed to be re-attached. Immediately, the contractors reattached those covers, and have since added an additional layer of plastic inside each hallway duct opening of the building to ensure
