V. Scope of Services / Approach
TKLP
Schematic Design
1. Project orientation meeting will be attended by TKLP's project director and project man
ager. Project schedule will be prepared by TKLP in concert with other consultants and
will include staffing tie-lines, constraints, coordination points, and approval requirements.
2. Physical security requirements will be achieved through an interview process with one
individual from the City responsible for the operations. For data voice commimication
cabling requirements, TKLP will take the point program provided by the City and will
develop closet space, cable tray routing, and dedicated pathways under the rais^ floor.
3. Space Studies—TKLP will prepare a statement of the criteria for the mechanical, electri
cal, and plumbing systems. Through an iterative process, they will select the systems that
will meet the criteria. These systems will be identified in a basis of design and will be
demonstrated with flow diagrams or single-line diagrams. Within this basis of design,
TKLP will also define the reliability criteria which will be done in concert with the City of
New York The basis of design will be approved by the City. The basis of design will be
the basis for TKLP's blocked layouts of the mechanical and electrical areas to establish
space requirements. TKLP will also determine the basic distribution systems for these
agreed-upon systems and determine the spaces needed within the ceiling to underfloor
of slab cavities and vertical distribution through chases and closets. We will develop the
system phasing strategies to serve the operating loads required for the move-in year,
plus five years and plus ten years.
TKLP will also work with the data center people to establish avenues of routing for the
MEP services in relation to the user group's equipment cabling power.
4. Preliminary Budgets — TKLP will prepare budgets based on the system selections and
equipment sizing done in this phase for the construction costs.
5. CADD — TKLP will present the base building single-lines and the flow sheets devel
oped in the basis of design documents on CADD documentation.
6. Project Meetings — TKLP anticipates attending four project meetings during this phase
of the work. All meetings will be attended by TKLP's project manager. One meeting will
be attended by TKLP's project director.
7. Single Presentation — TKLP's project director, project manager, mechanical services
engineer, electrical engineer, and fire alarm/security engineer will attend this presenta
tion and present the systems included in the basis of design document.
