munications and data conununications systems use fiber optics with high redundancy and
flexibility at local switching levels. Backup for the electrical systems is provided by six sepa
rate power feeds, a UPS system, and 12 MW auxiliary power available from on-site emergency
generators. Water storage tanks with a 200,000 gallon capacity are available to supply the
cooling towers in the event of water failure. Chiller capacity is 4,000 tons. Rejected heat from
the computers and support machinery heat the almost 600,000SF of administrative office spaces.
Pre-action sprinklers and a dry-halon 1301 full-flooding system provide fire protection.
Philadelphia Savings Fund Society, Philadelphia, PA
A/E design, documentation, and construction administration for renovation of 400,000 SF
of a 600,000 SF former newspaper publication building for use as a corporate administrative
and computer operations center. The center required a highly-sophisticated communica
tions and computer network and flexibility in the specialized office areas. The facility contains
36,000 SF of computer area supported by a UPS system and emergency power supply. It has
raised floors throughout for complete flexibility in relocating utilities.
Union Carbide, Linde Computer Operations Center, Danbury, CT
Retrofit of a 40,000 SF existing industrial facility to an electronic office with 8,000 SF com
puter floor with dual electric service, and UPS/battery.
Automatic Data Processing, Inc., Roseland, NJ
Built in two phases, this 320,000 SF office building serves as the administrative headquar
ters. The structure, containing four stories with two atriums, features large open-plan office
space for maximum flexibility. An 8,000 SF computer room on raised floor serves as an
R&D-type computer facility and supports the headquarters-related functions. On the first
floor, a cafeteria and kitchen accommodates 1,100 employees. Mr. Carpenter was involved
with the Phase I activities for this project.
IBM, Franklin Lakes, NJ
Addition of 300,000 SF of general office space to an existing building, including 20,000 SF of
computer facilities.
Prudential Insurance Company, Roseland, NJ
This 424,000 SF satellite office building contains, in addition to administrative offices, a con
ference and training center, cafeteria, and a 5,000 SF computer center. This is the fourth such
facility designed by TKLP for Prudential.
International Monetary Fund, Headquarters Office Building, Washington, DC
The 1,066,000 SF Phase I building consists of offices, executive suites, business and legal
libraries, board rooms, lounges, conference rooms, and eating areas. A concourse beneath
the building houses several service functions, the joint computer center, and a four-story
parking garage. Phase II added 265,000 SF in a 17-story reinforced concrete office structure
with 4-stories of parking below grade. The building contains two large conference rooms
which are connected by means of a telecommunications system linking it to a second "over
flow" meeting room, a library and additions to the computer room. Phase III will add 410,000
SF, consisting of 250,000 GSF located in 13 stories plus penthouse above grade, and 160,000
GSF distributed on six levels below grade.
