Our vendors have begun the exterior rigging of the scaffolds and will begin cleaning the
façade and windows of the building this week.
All common area HVAC filters have been changed with a high efficiency, pleated filters
which are more effective in removing smaller particles from the air. The standard filters
used prior to this change were rated to collect approximately 15% of particulate as small
as 3 microns. The filters we have installed are rated to remove 40% of 3 micron
particulate. In addition, our contractor has put us on a rotation for filter changes every
three weeks, instead of the standard 6 week changeover to further improve filtering
efficiency.
Our HVAC contractor also visited the building last week to try several alternative
incremental unit filters on the sleeves of the HVAC units in our apartments.
Unfortunately, he was so far unable to find one which successfully fit the unit's sleeve.
We are, however, investigating with a filter manufacturer the possibility of having
custom made filters manufactured in volume just for our buildings. We will work
diligently to ensure that if this is possible, it is performed timely. We have not found any
information to indicate that HEPA filters can be added to the wall incremental units,
though we continue to look for alternatives.
We are still anticipating a letter to be forthcoming from NYC DEP Commissioner
Miele's office regarding air quality in the area. As soon as we receive it, we will forward
it on to you.
Our consultants have indicated that we can all do our part by using the revolving doors
whenever possible at the building entrance.
We are, this week, speaking to vendors who have the ability to clean out air duct systems
and will advise you as we schedule the work.
EMERGENCY SYSTEMS:
We have met with our existing intercom contractor (Casey Systems) to investigate
upgrading our intercom system to a full PA system that would work throughout the
building. Unfortunately, the system cannot be upgraded in its' current form, so we are
pursuing other avenues with various other vendors and manufacturers of this type of
equipment.
In the next few days, we will have data entry sheets available at the concierge for you to
provide us updated emergency contact information.
All emergency lights in the stairwells have been replaced and are confirmed operational.
We are still investigating our options to further upgrade our emergency light system.
