VIII. Special Considerations [Optional Services] TKLP
in a open-book fashion against our estimate's reconciliations with the contractor's esti
mates. We could provide these detailed estimates at the various phases for the following
sums:
Schematics— $ 15,000
Design Development — $ 30,000
Pre-purchased equipment — $ 10,000
Bid Documents (including value engineering) — $ 45,000
5. Operating Manuals: TKLP offers, as an additional service, preparation of system operat
ing manuals. This involves describing system by system, the requirements that prompted
the systems designed, actual equipment data, equipment locations within the building,
and simplified flow diagrams for each system. It also describes how the system is to be
operated. It has proven invaluable for the maintenance personnel of our client's and sim
plifies and speeds the diagnosis and repair of system-related problems. TKLP's fee would
be $65,000.
6. Systems Operation Training: TKLP would provide instruction to the client's operations
staff for complete understanding of the systems operating proceedures and parameters.
We find it important for the operations people to learn from the engineer how the system
should be run. TKLP's fee for this service is $12,000.
7. Post Construction Services
TKLP is very experienced at designing tests, assisting our clients in managing the testing,
assessing the test results and working with vendors to identify and correct the problems.
TKLP's experience is with building elements and building services. The tests are used to
assess the performance of existing equipment and systems, as well as to determine if the
installed new equipment and systems achieve specified requirements.
TKLP has also developed step-by-step commissioning procedures for building service sys
tems. The procedures include acceptable performance tolerances, procedures to follow to
create extreme test conditions, construction completion requirements prior to testing, ac
ceptable test instruments and calibration requirements.
In highly technical buildings, we have found that the building service system commission
ing generally is the critical path to construction completion. It is often overlooked by con
struction managers who will generally focus on temporary occupancy permits. TKLP has
provided scheduling and schedule control services to focus on system commissioning and
testing with the supporting construction completion tasks.
