Communications Dish for its original intended purpose. Tenant shall cooperate with Landlord to effectuate the relocation of Tenant’s Communications Dish, support structures and related equipment, as shall be required by Landlord. All costs involved in such relocation shall be borne by Landlord.

(N) Tenant shall not be permitted to assign or transfer all or any portion of the rights granted to Tenant pursuant to this Article 35 unless Tenant assigns this Lease to the party to whom such rights are assigned or transferred.

ARTICLE 36 LEASE ENTIRE AGREEMENT

This Lease sets forth the entire Agreement between the parties, superseding all prior agreements and understandings, written or oral, and may not be altered or modified except by a writing signed by both parties. This Lease shall be binding upon the parties hereto, their successors, legal representatives and assigns. This Lease shall not be recorded.

ARTICLE 37 APPUCABLE LAW

This Lease shall be governed by and construed in accordance with the internal laws of the State of New York. IN WITNESS WHEREOF, the said parties have caused this Lease to be executed as of the day and year first above written.
