Below is are issues and concerns that the contractors brought to our attention during our meetings with them last week. Could you please take a look and get back to us. We would like to set up a call to go over them with you. Thanks!

1) The contractors wanted hold harmless agreements if a resident forgets to take valuables from the apt or make it mandatory that residents must be present during work. 2) The access agreement for whole buildings does not include protection of valuables language and should since there are valuable item in some upscale lobbies. 3) Can the monitoring contractor bill separately for pre-inspection and then cleaning oversight and sampling 4) For the purpose of billing are they considered "on-site" when they enter the quadrant or just in the apt ? 5) Can they invoice apts as a group or do they need to do it individually? 6) If resident is not available for their scheduled cleaning how will the cleaner get compensated for the lost time ? 7) Manifesting of waste as ACM : Is it by individual apt or entire building? Who signs as the generator, the tenant,building owner or cleaner? Logistics of storage/accumulation 8)A Quality Assurance person is called for in the QAPP but this was never identified in the bid specs. 9) HVAC cleaning, one of the cleaning contractors believes the bid spec for a partial HVAC cleaning is inadequate because it does not specifically reference the cleaning of return ducts and other components of the system that may require cleaning under the partial cleaning scenario.
