Tenant may use portions of the roof of the building to install, R ANT A AN 41, Pg 178) maintain and operate satellite dish antennas and related equipment, mountings and support structures. Provided Tenant's share is greater than or equal to 50%, Landlord agrees it will make available to Tenant up to 50% of the usable area of the roof for Tenant's antennas. If Tenant's share is less than 50%, Landlord will only be required to make available Tenant's Share of the usable area of the roof. Tenant shall be responsible for all costs and expenses for repairs and maintenance of the roof of any other part of the Building directly impacted by Tenant's use. Landlord may at Tenant's expense upon 30 days notice, relocate the antennas to other locations on the roof of the building, provided reception and/or transmission are not adversely affected.

Tenant to maintain: All Risk insurance for Tenant's improvements IN (Art. 42, Pg. 184) for full replacement costs; comprehensive public liability insurance in on an occurrence basis for bodily injury, death, property damage, an amount not less than $5,000,000 per occurrence and $15,000,000 aggregate for any policy year naming Landlord and Tenant as insureds and Ground Lessors and all Mortgagees as additional insureds; during the performance of alterations, Tenant shall cause its general contractor and subcontractors to maintain worker's compensation and employee's liability insurance. Tenant is to deliver to Landlord certificates of coverage. So long as Tenant the City of New York, Tenant may act as a self-insurer with respect to all risks on or about the Premises.
