Dear Mr. Dacunto:
On September 15 16, and 18, 2001, Advanced Environmental Corp. performed air monitoring within
random areas of 120 Broadway. Samples were collected on random floors to document the asbestos
concentration levels of the ambient air.
Please be advised that at the present time, there are no non-industrial indoor air quality standards, or
permissible exposure limits for airborne asbestos.
Air sampling was conducted using the Transmission Electron Microscopy (TEM) method according to
the EPA AHERA protocol. TEM with energy dispersive X-ray analysis is an analytical method that
enables a fibers chemical composition to be identified, in this case asbestos. This fiber specific protocol is
generally utilized to determine clean 'air following a "large" abatement project. TEM sample analysis
detects filter loads (the number of structures detected per square millimeter of collection media surface)
which, if the average of the sample counts is less than or equal to EPA-AHERA release criteria of 70
structures per square millimeter (s/mm2), the area is safe for re-occupancy.
Although the average counts within 120 Broadway were less than the EPA-AHERA release criteria of 70
structures, as a precaution, Silverstein Properties performed additional cleaning throughout the building. Re-
sampling was conducted in limited locations on September 18, 2001. Please be advised that no asbestos
structures were found on these samples.
In conclusion, TEM sample data show acceptable concentrations of fibrous materials in the ambient air
throu out the building.
