Singleton Senior Vice President Rockrose Development Corp. 290 Park Avenue South New York, NY 10010 RE: 333 Rector Place, NYC ») An Air Quality Inspection Survey was conducted within the First (1 Floor (Lobby,) Fitness Center and Nursery Play Area (outside air), Roof (outside air) and Seventh (7 Floor (Corridor) at Rockrose Development Corporation's, 333 Rector Place, New York, NY location during November 14, 2001. The purpose of this survey was to perform selected "air quality" tests within and outside Rockrose Development Corporation's 333 Rector Place, New York, NY location. Representative areas for sampling were designated by Rockrose Development 'Corporation's personnel. Due to concerns expressed by various organizations, the sampling parameters of airborne Asbestos, Sulfur Dioxide, Benzene, Chromium, Lead and Polychlorinated Biphenyis (PCBs) were selected.

The inspector observed considerable amounts of non-cleaned debris and dust outside the property line of the First (1 ) Floor - Nursery Play Area (outside air). Although the Nursery Play Area appeared clean and well maintained, lead dust could be transported via the wind from these areas as evidenced by a slightly detected level of lead in the outside air, which was still well below OSHA standards. Based upon this potential airborne dust situation, it is recommended that the adjoining property be properly cleaned of this dust and debris and the area re-tested. Until this adjoining property is cleaned, it may be advisable to clean the Nursery Play Area including toys 6n a daily basis with a mild detergent solution.
