(4) Taxesj.Pil2t and Real Estate Taxes as defined below;
(5) Legal, accounting or other professional fees (including without limitation,
brokerage, and finder's and advertising fees incurred to attract. Lease to, or
procure new tenants) other than legal and auditing fees reasonably
incurred in connection with the maintenance and operation of the Real
Property or in connection with the preparation of statements ri i££ii
pursuant to this Article or similar lease escalation provisions in other
leases for space in the Building.
(6) Any public liability insurance premium;
(7) Interest for late payments of water and sewer rents;
(8) The cost of any items for which Landlord is reimbursed by insurance or
which are reimbursable by insurance;
(9) The cost of extraordinary services provided for other tenants within the
premises respectively demised to such tenants;
(10) The costs attributable to the correction or remedying of any act or
omission of any tenant in the Building where such tenant is liable for the
correction or remedying of any such act or omission under its lease with
Landlord;
(11) Any cost (of electricity or any other item) for which Landlord is
reimbursed by any tenant of the Building;
(12) The cost of repair or rebuilding caused by fire or other casualty or
condemnation;
(13) <Thc cost of any alterations, additions, changes, Teplacemcnts-and ether
items-which under generally accepted accounting principles eonsistently applied are-properly
classified os eopital expenditures, excepting only such capital-expenditures-which shall be made for
replaeements-ef Building equipment-end -property during -the-QpCTOtingExpenso Base Year, the
repair-cost of which would exceed fifty percent (50%) of the cost of replacement and accordingly,
theLandlord reosonably determined-the eost offepair warrants replacement thereof in lieu-of repair;
and such allowable expenditufes shall be included on a straight line basis, to the extent such items
tuc amortiecd over their-uscfal-life in accordance with generally acecptable accounting principles.
Landlord shall furnish Tenant with reasonable evidence confirming both the repairs and the
replaeement-cosH-eferrcd to herein,-
The cost of any alterations to prepare space for occupancy of any tenant in the Building;
