The floor plans of the leased area shall be made a part of the Lease as Exhibit _ The square footage of the Demised Premises consists of the rentable square footage set forth above, said square footage is accurate and the City relies upon these representations has been reviewed and verified by the Department of Citywide Administrative Services, Department of Real Estate Services ("DRES"). ARTICLE 1 TERM The term ("Term") of this Lease is twenty(20) years, commeneing upon January 1, 1998 <for which the Demised Premises are hereby leased, shall commence on a date (herein called the "Commencement Date") and expiring at midnight on Deeember 31, 2017 ("the Expiration Date") Which shall be (i) the day on which Tenant's Initial Work in the Demised Premises has been Substantially Completed (as defined in Article Q) or (ii) the day Tenant, or anyone claiming under or through Tenant, first occupies all or any portion of the Demises Premises andconductsbusinesstherein, whichever occurs earlier, and shall end at noon on January 31, 2018, which ending date is hereinafter called the "Expiration Date", or shall end on such earlier date upon which the Term may expire or be eaneetted canceled or terminated pursuant to any of the eovenants or conditions or covenants of this Lease or pursuant to law. Promptly following the Commencement Date the parties hereto (hereinafter sometimes referred to as the "parties") shall enter into a supplementary agreement fixing the date of the Commencement Date but if the parties are unable te agree upon the Commencement Date within fifteen (15) days after Landlord's written request to enter into such 3 NYC-WTC_000170450
