leases in the Building. If no such notice is given, Landlord shall, subject to receipt of insurance
proceeds, within forty-five (45) days after such fire or other casualty, commence and diligently
proceed with continuity to complete the repairs and restoration of the Demised Premises to their
condition prior to said fire or casualty, suitable for use for the purpose for which the premises
were leased. If Landlord fails to complete the restoration within two hundred and seventy (270)
days after such commencement or if the parties mutually agree within 30 davs after the
terminate this Lease on ten (10) days written notice.
If the Demised Premises are partially damaged by fire or other casualty, Landlord shall.

due under this Lease.
From the date of such partial damage to the date certified by IIRA/Occupying
Agcncy/DRES Tenant/DRES in writing that the entire premises have been restored, excluding
Long Lead Work. Tenant shall pay rent for that part of the premises it is using during the
alterations and repairs on a square foot basis in an amount equal to the product of the dollar
amount of rent per square foot payable on such date and the number of square feet being occupied
by Tenant.
