which Tenant shall have subleased space to a subtenant shall conform in all respects (including, without limitation, colors schemes) to either (a) the elevator lobby and hallways (if any) on other floors leased to Tenant (if Tenant has leased more than one (1) floor from Landlord) or (b) Landlord's then Building standard for elevator lobbies and public hallways on multi-tenanted floors of the Building, including identifications signs, or shall otherwise be approved in writing by Landlord, prior to the commencement of work thereon, notwithstanding anything in this Lease to the contrary.
ARTICLE 21 NOTICES
A. Any notice required to be given shall be in writing and shall be sent by cenified mail and addressed to Landlord at the address hereinbefore set forth or to Tenant addressed to:
ASSISTANT COMMISSIONER FOR LEASING AND SPACE DESIGN Department of Citywide Administrative Services Division of Real Estate Services 1 Centre Street. 20th Floor North New York. N.Y. 10007
and Mayor’s Office of Emergency Management, at the Building.
Either party may change its address as set fonh herein by notice to the other in the manner provided for herein, provided that no notice of change of address shall be effective until the month following the month in which notice is given. Notice shall be deemed given as of 2 days after the day of mailing.
B. Special Notices: In addition to any other notices expressly required under this Lease to be given by Landlord to Tenant. Landlord shall promptly give written notice to Tenant of (i) the giving of any notice or the taking of any action by the holder of any mongage of the Premises, the result of which may be the foreclosure of, or the sale or taking of possession of, all or any pan of the Premises, (ii) the commencement of a case in bankruptcy or under the laws of any state naming Landlord as the debtor, or (iii) the making by Landlord of an assignment or any other arrangement for the benefit of creditors under any state statute.
C. Notwithstanding the foregoing, service of process to commence a summary proceeding pursuant to Anicle 7 of the Real Property Actions and Proceeding Law (“RPAPL”) relating to an occupancy by the City of New York or its agencies or officers of the Demised Premises which at its commencement was authorized under this Lease shall be served in manner required by CPLR Section 311.
